What’s Developing: Ascent at Mountain Creek Is Part of Southwest Dallas Resurgence

Developers are taking note of the abundant and scenic land in Southwest Dallas, and snapping up acreages by the hundreds in largely undeveloped Mountain Creek.

Longtime Mountain Creek landowner Courtland Group recently sold 430 acres to Village West Dallas Development LLC, the Dallas Morning News reported. And NRP Group, one of the country’s top apartment builders with offices in Dallas and throughout the country, just broke ground on a 30-acre site for the new Ascent at Mountain Creek.

The new multifamily community, which will be located at 4868 S. Merrifield Road, will consist of 324 apartment homes. Fifty percent of the units will be reserved for individuals and families earning 80 percent or less than the Area Median Income, helping bring affordable housing options to Dallas.

Specifically, the Ascent at Mountain Creek will comprise 14 three-story, wood-frame residential buildings offering a mix of one-, two- and three-bedroom apartments. As a result of the increased resident demand for larger units to accommodate growing work-from-home preferences, den floor plans for one- and two-bedroom units will also be available. In-unit features will include quartz countertops, backlit mirrors, stainless steel appliances, and walk-in closets. Community amenities will include a resort-style pool, dog park, fitness center, and resident lounge that can double as a workspace for remote workers.

Early lease-up of the community is expected to occur in October 2023, with a completion date slated for September 2024.

Near Highway 408 and I-20, this area of Southwest Dallas offers residents easy access to Downtown Dallas and is in close proximity to ample retail and dining options. The community is also surrounded by rolling hills, lush forests, and hiking trails, a rarity in the Dallas-Fort Worth market, with Mountain Creek Lake less than 10 miles south.

A few years ago, Ebby Halliday Companies saw the growth potential in Southwest Dallas and opened a new office on Highway 67 in Cedar Hill. “As a company, we recognized that the Southern Sector is underserved by residential real estate brokerages and their affiliated services, such as mortgage, insurance, and title,” Pamela Young, sales leader of Ebby’s Southwest Dallas Office, said at the grand opening.
